First off, congratulations! If you’re reading this, you’re likely rocking a shiny new ring and feeling that incredible mix of excitement and “oh my gosh, where do I start?” that comes with being newly engaged. I know that feeling well. I’m Diane, and along with my husband Glenn, I have the absolute joy of owning and operating All4One Farms.
Since we started hosting weddings in 2017, we’ve had the honor of welcoming hundreds of couples to our family farm. But our roots go back much further than that—this land has been in our family since 1969. Over the decades, we’ve learned a thing or two about hospitality, and since opening our doors as a venue, we’ve learned even more about what makes a wedding day truly seamless.
One of the first and biggest boxes to check off your list is finding your dream location. Whether you are looking for a rustic barn, an elegant garden, or a sprawling outdoor wedding venue, the search can feel a little overwhelming. Scheduling a venue tour is about so much more than just looking at a pretty space; it’s about envisioning the most important day of your life. Here is my guide on how to prepare for your tour and exactly what to look for to ensure you find the perfect fit.

- Do Your Homework Before You Drive
Before you even hop in the car to visit a wedding venue in Jacksonville, sit down with your fiancé and have a heart-to-heart about two things: guest count and budget.
There is nothing more heartbreaking than falling in love with a venue only to realize it can’t hold all your loved ones or that it is wildly out of your price range. At All4One Farms, we believe in total transparency because we respect your time and your budget. We never want you to guess. That is why we have a price calculator right on our website. You can plug in your needs and see exactly what to expect before you even schedule a visit.
Knowing your numbers helps you ask the right questions during the tour. “Does this reception space fit 150 people comfortably with a dance floor?” is a much better question than “Is this big enough?”

- Assess the “Vibe” and the Views
When you pull up to a venue, pay attention to how you feel. Does it feel welcoming? Is the scenery captivating? As an outdoor wedding venue, we take so much pride in our landscape. When couples visit us, they are greeted by over 100 acres of picturesque pastures and majestic live oak trees.
As you walk the property, try to visualize your photos. The setting is the background for memories that will last a lifetime. Look for variety in the landscape. For example, we love showing couples our antique oak pews set up for a ceremony under the trees, but we also encourage them to look at the open-air barn, the fire pit, and the pool area for cocktail hour. You want a venue that offers different “moments” for your guests to enjoy throughout the evening.
Don’t be afraid to ask to see photos of past weddings during your tour! It helps to see how other couples utilized the space. You can also check out our gallery for some serious inspiration before you arrive.

- Understand What is Included (And What Isn’t)
This is a big one. Some venues are “all-inclusive,” you use their catering, their DJ, and their florist. Others, like us, are “al la carte.”
We have found that our couples love the freedom of an al la carte venue. It means we provide the beautiful canvas and the heavy lifting essentials, but you get to choose the vendors that reflect your specific style and budget. If you have a favorite local bakery or a specific photographer you’ve been dreaming of, you aren’t restricted by our list.
However, just because you are bringing in vendors doesn’t mean the venue shouldn’t provide the basics. When you tour, ask specifically about furniture and rentals. At All4One, we try to make this as easy as possible. Our rental includes:
- Your choice of round or banquet tables.
- White Chiavari chairs for the reception.
- Antique oak pews for the ceremony.
- Setup and breakdown of all those heavy tables and chairs.
We even offer access to our “décor closet,” which is full of treasures like a cedar arch, a farmhouse sweetheart table, and various large décor pieces. This can save you hundreds (or thousands) of dollars in rentals, so be sure to ask what “extras” are available to you!

- Check the “Getting Ready” Spaces
Your wedding day is a marathon, not a sprint. You are going to be at the venue for a long time before you walk down the aisle. Ask to see the bridal suite and the groom’s area. Are they comfortable? Is there enough light for hair and makeup? Is there air conditioning?
We realized early on that a stressed couple is not a happy couple. That is why our bridal suite is located in the main house—it’s spacious, beautiful, and relaxing. We also have a dedicated Groom’s room out back so the guys have their own space to chill out before the ceremony begins.
Also, ask about time limits. Many venues try to squeeze two weddings into one day or restrict you to just a few hours. We believe you should savor the day. That’s why our rental includes use of the venue for 12 full hours. You shouldn’t feel rushed on your best day ever!


- Meet the People Behind the Place
Finally, and perhaps most importantly, pay attention to the service. Who is giving you the tour? Is it a sales representative for a large investment corporation, or is it the owner?
All4One Farms is family-owned and operated. When you book with us, you aren’t just a contract number; you become part of our extended farm family. Glenn and I have a heart for service, and we are usually the ones you’ll see on the property. We have staff onsite during your event to ensure the trash is handled, the bathrooms remain clean, and the logistics run smoothly.

We are currently booking into 2027, and our most popular months—February, March, October, and November—tend to fill up fast. We are open from January through June and September through December, taking a break during the hottest summer months to ensure your outdoor experience is pleasant.
